We are a full service property management company that has built our systems and pricing around the philosophy that how we operate on a daily basis should be the way we would want to be treated. We maintain focus on managing homes for more money, placing strong tenants and keeping costs in control for repairs and maintenance. Because of the efficiency of the systems we have in place, that allows us to keep our rates at 8% for monthly management with no lease renewal charges, no charges to oversee work orders, no fees to oversee insurance matters or even evictions should that occur. The only other fee we have is the lease up fee of 50% of one month's rent. This covers our professional marketing photos, commission we offer to a Realtor representing a qualified tenant and our intake processes.


Because we focus on keeping costs in check, we also complete a thorough property intake process. We make sure the a/c filters are new and that the incoming tenants are set up with the a/c filter subscription service as required by their lease, we flush a/c drain lines, we clean and change out faucet aerators for improved water flow, we remove any clogged drains and complete basic paint touch up as necessary at no charge. We will work with your goals in mind and determine the highest possible return on your investment. In determining the rental rate of the property under management we will do extensive research and comparable analysis. We will provide you with documentation of our findings and work hand in hand with you in helping you decide on a monthly rental rate.

    What Our Property Managers Do For You;

    When your property is being marketed, you will receive weekly updates from our office. This kind of communication is key in making sure you understand the steps being taken to lease the property in a timely manner. We have dedicated leasing agents available seven days a week for showing properties.


    Prior to marketing the property we help set the right price through a Comparative Rental Analysis in order to market the property swiftly. Our leases also allow us the opportunity to market the property 30 days in advance before the current tenant vacates the property. This helps minimize the vacancy of the property and maintains better cash flow.


    75 days prior to a lease expiring, we will be in contact with you to lay out a strategy to either find a new tenant or explore extending the current lease. In most cases, if the tenant has had good payment history, we will review the current rental rates and make a determination to either raise rents or keepthem the same, depending on the decision the owner makes based with the information we provide.


    Keeping the current tenant will generally result in better occupancy and fewer costs. If the home becomes vacant, the home has to be rekeyed and there will also be a reletting charge so any rental gain will quickly be offset by the additional charges. This will all fit into the rental strategy.

Accounting

Tenant and Owner online account access and payment services are provided. Along with the following:

  1. Rent and fee collection.
  2. Obtaining bids and paying invoices to service providers and contractors.
  3. Direct deposit for rents collected to property owner’s bank account.
  4. Monthly statements sent to property owner. Available via access online Owner Portal.
  5. Year end income & expense statements for property owners to assist them with tax preparation.
  6. Fiscal Management.
  • ACCOUNTING & FEES

    What We Charge and Why: 

    We only charge two fees, the lease up fee and the monthly management fee for when the property is occupied. Below is a breakdown of other services we provide but do not charge you for.

    Lease up Fee: 50% of One Month’s Rent.

    That includes any commission to be paid to an agent that bring sus a qualified applicant, and all advertising of your home. Please note that you are responsible for the cost of rekeying the home.


    Management Fee: Competitive Rates at 8% or Less

    We maintain accurate records for your review. Every month, your funds are automatically initiated into your back account between the 6th and 10th of the month. At the same time you will have access to our online Owner Portal along with any invoices for any repairs. During the year, you will have online access to all of your statements plus any photos, property reports and work orders. At the end of each year you will receive a 1099 for tax purposes plus year end accounting. Multiple Unit Discounts are available.


    Optional Bi-Annual Fee

    Though not required it is highly recommended that your property be inspected regularly by a third party company to evaluate the operational standards of the mechanical, plumbing and general upkeep of the home. We have utilized Onsite Pros to accomplish this task. Their reports are thorough containing information such as if there are leaks occurring on the property which could lead to other damage, a/c filter cleanliness, condition of flooring, walls and electrical and the overall condition of the home. This report includes photos and is delivered in a PDF format. The cost is $125 per inspection.


    How Do We Do It?

    You may wonder how we can deliver all of these services at the rates we charge. The reason we can is that we have systems and procedures in place for the properties we manage. We also focus on specific areas of town and specific types of properties. By focusing on homes in these areas, we know these homes generally will be in higher demand, allowing us to place better tenants. We believe in our partnership being a long-term relationship and are vested in helping you with your property management needs.

Screening

Tenant screening includes but is not limited to credit checks, eviction records, employment history, criminal history and previous rental history.

Property Preservation, Renovation and Maintenance

  1. Move-in/move-out inspections.
  2. Rental property preservation / maintenance: Including project management for small and large remodeling and repair jobs.
  3. Oversight of landscape maintenance with reliable licensed contractors that we have worked with for years. We will continue property preservation and bi-weekly property checks when the property is vacant.
  • PROPERTY MAINTENANCE

    Residential Property Management Maintenance & Inspections Serving San Antonio, TX:

    In order to always be able to deliver the best service, at any time a repair request is made by a tenant,you the owner are notified. We provide you with multiple estimates when the repair exceeds $300 and also supply all documentation to ensure the job is done right.


    What We Do for You!

    • We are constantly monitoring the vendors that we utilize to ensure we are receiving the best quality work at the most reasonable prices.
    • We do not require owners to maintain any repair reserves and we handle all invoicing.
    • We also work closely with insurance companies when needed to make sure any covered repairs are made such as wind, hail or even fire damage.
